Every project is unique. I will ask questions about YOUR project and find the big issues that YOU will face. No matter the problem, big or small, it is my job to give you options and to explain the advantages and disadvantages of each. My prior experience shows that I've seen problems of all sizes and I've seen different ways to solve those problems.

Whipple Federal Building

My Role:

Layout and design of Veterans Affairs office areas and service areas (about half of the total area of the building).

Planned phasing strategy to move functions within the building to allow for construction activity to occur while the building was continuously used.
Dock Cinema / Tonka Theater

Project Scope:
Owners of the Dock Cinema building in Excelsior, MN were contemplating a renovation of the building and needed guidance on the applicable historic regulations.
My role:
Provided a report clarifying the regulations that would apply if the project intended to use the Historic Tax Credit incentive program, and which remaining features would need to remain. I proposed design options to achieve the owner's goals and meet historic regulations.


Confluence Hotel

Project Scope:
Comprehensive rehabilitation from an industrial manufacturing and warehouse facility into a hotel, residences, restaurant, and event center.

My Role:
I explained and interpreted the regulations associated with the Historic Tax Credit for the design team and the owner. I completed the Tax Credit applications, successfully gaining SHPO approval for window replacements, brick replacement, exterior painting and other modifications needed to breathe a new use into the building.

Tonka Building
Sandbulte Architecture Project

Location: Excelsior, MN
Size: 5,000 square feet
Historic Designation: In nationally-listed historic district
Project Scope:
Conversion of the space from a single-occupant office to a multi-tenant retail space.
My role:
Architect of record, including initial concepts, space layouts, code analysis, permit drawings, and construction administration.
I also worked with two of the tenants to design the fit-outs of their suites (RoJo Consignment and Visionary Bridal).


James J. Hill Library

Project Scope:
The ownership team is contemplating officially using the library as an event venue, potentially triggering various upgrades to be required per building code.

My Role:
I advised the ownership team regarding a code compliance path, facilitated meetings with the code official, and selected architectural and engineering team members to complete concept designs.
